£500 per tenant (including the £100 reservation deposit) is payable before signing the tenancy agreement and is held by us throughout the tenancy.  It is returned at the end, subject to any deductions for damage. The deposit is protected with www.mydeposit.co.uk as required under Government legislation.
Every member of the group must complete an application form and return it to us with £100 cash each.  This is the reservation deposit and will become part of the security deposit once the tenancy agreement is signed.  It is non-refundable unless we turn you down because of a bad reference from a previous landlord.
Yes.  All our tenancies are for 12 months either 1st July to 30th June or 1st August to 31st July (depending on which house).  Full rent is payable for all 12 months – BUT THERE ARE NO FEES ON TOP.

You will be responsible for paying for gas, electricity, water rates, Internet and TV licence.  Students are exempt from Council Tax.  The accounts will go into the name of the lead tenant and you pay the utility companies direct.
Yes we need a parent guarantor for every tenant. This is signed at the time that the tenancy agreement is signed.
If you have rented before we require a telephone reference from your previous landlord essentially to confirm that you paid your rent on time and have not damaged their house.

If it is a plumbing, electrical or structural problem we will deal with it at our cost.  We have a local builder who is on call 7 days a week and good local plumbers and electricians. If it is something caused by you (e.g. broken furniture or other damage caused by you) then we will arrange to get it fixed but it will be down to you to pay the cost.
No – as a small family business we process our own paperwork and inventories so there are no fees.
