We have viewed a house and want to reserve it.  What do we do?

You need to contact us by email or phone and we will send you an application form for each of you to complete which you will need to email to us with a copy of your student card and passport.   We will then ask for a reservation deposit of £100 each to take the house off the market. This is non-returnable unless we turn you down for bad references.  Once you sign the tenancy it will form part of the damage deposit.    We will then take up references and carry out Right to Rent ID checks and subject to all being OK we send you the tenancy paperwork electronically via Docusign.

Do we need to provide guarantors?

Yes we ask for a guarantor for each tenant.  Alternatively you can get your guarantee from www.yourguarantor.com

How much is the damage deposit?

£500 per person (including the £100 reservation deposit).   This will be registered with mydeposits.co.uk  a Government approved deposit scheme.   At the end of the tenancy the deposit will be returned (less any deductions for damage).

Are there any administration fees payable?

No.  We do not charge fees for completing the tenancy paperwork.

When is the rent payable?

 The rent is paid by standing order which you will set up before you take possession. You  have the option to pay the rent monthly in advance or alternatively by 4 payments, one before you move in  and the other 3  linked to the student loan dates.  The utilities are paid for to Unihomes monthly.

What certificates do the houses have?

Gas Safety Certificate (renewed annually)
NICEIC Electric Certificate (renewed every 5 years)
HMO Licence
Energy Performance Certificate

What is included in the house?

Each bedroom has a double bed, desk, chair, shelves, wardrobe with hanging and shelves or chest of drawers (if just a hanging wardrobe), curtains or blinds, centre room light and desk light.  Most bedrooms also have a bedside table.   

The living room has sofas/chairs, TV, wall pictures and lights, many have shelves, cupboards and/or a coffee table.   There is a dining table and chairs in every house either in the living room or the kitchen. 

We provide oven, hob, fridge/freezer, washing machine and tumble drier, vacuum cleaner, broom and dustpan and brush in every house; most houses have a dishwasher.  We also provide a washing line in the garden.  Some houses have bike racks.  We do not provide bedding, cooking utensils, crockery, cutlery, glasses, kettle, toaster, microwave, iron.

Will the house be clean when we move in?

All our houses are professionally cleaned with carpets, sofas and mattresses steam cleaned  and windows cleaned inside and out between each tenancy. You  will be responsible for paying for cleaners at the end of your tenancy.

I have a car, do I need a parking permit?

BANES has just introduced residents parking to the whole of Oldfield Park.   They will permit 2 residents parking permits per house and you can also purchase up to 1,000 hours of Visitors Permits in blocks of 100 hours costing £10.  The price of a permit depends on the type of car and its emissions

Do we have to look after the garden?

No.  We do the gardening at our cost.   Someone will weed it and tidy it up 3-4 times a year.  However, you are responsible for making sure there is no rubbish in the garden. Any garden furniture or barbeques etc. you buy must be removed at the end of the tenancy, except by arrangement.

What happens if something goes wrong? 

We pride ourselves in keeping our houses properly maintained.   If you have any issues or anything breaks you will need to let us know asap by email or WhatsApp and we will send someone round to fix it. We aim to respond within 48 hours – or quicker in an emergency.

Who insures the house?

The houses, fixtures, fittings and the contents that the house comes with are insured by us.  However, you will need to insure your personal belongings.
